Wood Destroying Insect Reports (WDIRs)
A Wood Destroying Insect Inspection is vital to the real estate agent, seller and buyer of a property.
A WDIR is also required by the lender to buy, sell or refinance a property in Maryland.
We will do a thorough inspection of the property and during our inspection we will look for signs of the following WDIs:
Subterranean Termites
Carpenter Ants
Carpenter Bees
Wood-Boring Beetles
In some cases, we find nothing. If that is the case, we would issue your WDI report and you’re good to go.
However should we find signs of any of the above listed WDIs, we would recommend a treatment based on our findings. At this time, we do not perform treatments for WDIs on properties that we inspection for WDI reports.
We have a super fast turnaround time on WDIs of 24 hours or less after the inspection. We email the inspection findings generally to the purchaser of the WDIR.
We do require payment before performing the WDI so that we can get you on the schedule and issue your WDI report.
Note: A WDI report is only a VISUAL inspection and DOES NOT count as a home or building inspection. It is important to order the WDIR as close to the closing date as possible because the report expires after 90 days and if the report is not used during that time, a new WDIR will have to be performed at the initial cost of $40.
